Kaikoura Vision Takes Shape

South Islanders have embraced the opportunity to be part of a "green" development that provides spectacular coastal views from its vantage point high above Kaikoura.

Ocean Ridge, which is bringing almost 300 sections to the marketplace, is the combined vision of Bruce Harvey, Marketing Director and R.D.Hughes Holdings Ltd. He said that his aim has always been to ensure an environmentally sympathetic development within spectacular surroundings.

To this end, only 20 per cent of the 450 acres is being made available for housing and a retail precinct. The rest is being enhanced as "natural living zones" with reserves, look-outs, recreational lakes, cycle and walkways, and plantings of native bush and 170,000 trees.

"The improvements that are being made, which also include a magnificent anchorage that will be accessible from SH1, can be enjoyed by not only the people who purchase sections but all the residents of Kaikoura," Bruce said.

As well as stunning sea views, Ocean Ridge overlooks the Kaikoura golf course. Two of its holes were needed for roading so some other land has been used as a replacement complete with a new lake on the 13th hole. "We have received very positive feedback about the new design."

With over 70 sections already sold, including two from stage seven that were snapped up at an auction in March, Bruce is thrilled with the interest shown in the $80 million project. He said buyers from the upper half of the South Island, especially Christchurch, are taking the opportunity to build holiday or retirement properties.

Such is its appeal it is surpassing the interest shown in another of the company's successful residential developments, Northwood in Christchurch.

So far, Bruce has invested four years in Ocean Ridge and has called on the expertise of his personal accountant, Partner Robert Purchas of Business Services. "Rob has a great sense of humour and is excellent to deal with. We keep in regular contact and he ensures that I keep my tax obligations under control and that I’m informed about tax law changes."

Roads have been completed while construction has begun on a dozen luxury apartments (10 sold off the plans). Within a few weeks, a show village will be open containing an information centre and four show homes, including one constructed by a builder who specialises in eco-friendly, energy-efficient houses.

The work completed so far is already a winner in Environment Canterbury's Resource Management awards. Bruce expects it will take another five or six years' work before the dreams for Ocean Ridge are fully realised.
